Phase I work was generally associated with Water Penetration problems, Life Safety Issues and building deficiencies. Collette Contracting Inc. repaired damaged exterior masonry walls at various locations, repaired interior walls and ceilings, provided new wall and coping flashing in the exterior wall, provided new roof drains and replaced existing drain lines to the existing drain main, new roof flashing and parapet repairs, installation of the sprinkler risers and manifold to service future phases, Fire alarm system connections associated with new kitchen exhaust and new fire suppression systems, Install new vinyl wall fabric to match existing.
Removed and replaced existing kitchen hood exhaust system, ceiling lights and diffusers, in the servery, adjust the existing kitchen sprinkler system as required to facilitate the new ceiling system and sprinkler coverage requirements. Fire alarm system connections associated with new kitchen exhaust and new fire suppression systems. Upgraded existing fire protection system serving limited areas, and installed new Fire Sprinkler System to other areas of the building.
Removed existing manual orchestra pit system and its components, installed a new �spiral� automatic stage lift system complete with all components, controls and support services as required.
Theater House Lighting Dimming System: Provided and installed a new house lighting dimming system compatible with existing equipment and control board purchased by USMA. Replaced all house lighting with updated light fixtures.
Replaced selected damaged insulating glass windows, clean, seal, and re-caulk existing limestone panels and window wall to masonry joints, provided new flashing at the limestone panel coping at the window walls.
Removed and reinstalled existing coping with new flashing and weep holes. Removed & replaced existing brick veneer to install new copper flashing. Removed damaged masonry, concrete, and waterproofing components of Stair B in their entirety. Installed new waterproofing system, masonry walls and wall segments, complete with stair 8 and flashing and weep holes. Removed existing drains and drainage piping and installed new drains and piping to the existing mains. Replaced waterproofing membranes, rebuilt new concrete steps, slabs, and flashing. Installed new stainless steel handrails at stairs.
Installed a new emergency generator for emergency backup of elevators and smoke ventilations fans.
