Description of Contract Work: Trades Included: Roofing
Demolition, EPDM Roofing, Masonry Restoration, Duct Insulation
Remove existing 16,000 SF built-up roof to include: all ply
sheets, asphalt, base flashing, vertical standing seem roofing,
counter-flashing, insulation board and cant strips down to the concrete slab.
Remove existing coping stones from parapet walls, save for
re-installation. Cut out and remove cracked or damaged bricks on parapets and
all exterior walls. Clean concrete roof slab of all debris. Remove ductwork
insulation. Cut-out and remove damage ceiling plaster.
Inspect concrete roof slab for damage and deterioration and
repair as necessary to insure solid surface for new roof system. Install new
weather barrier (composite ply). Install pressure treated wood cant strips
around the roof perimeter and all penetrations roof curbs. Install R-19
polyisocyanurate insulation board. Install a 3-ply cold-applied SBS modified
bitumen roofing membrane system. Install base flashing around roof perimeter and
all roof penetrations and curbs. Flash over existing HVAC metal cap. Install
lead coated copper (LCC) counter-flashing around all perimeter walls. Create
reglets and caulk. Install new LCC cap flashing, reinstall and re-caulk coping
stones. Replaced damaged bricks on parapets and exterior walls. Install new cast
iron rings and strainers to the existing roof drain. Install pitch pockets for
all roof mounted misc. equipment including plumbing vents, satellite dishes,
lightening protection, railings, door saddles, AC equipment, etc� Install new
ductwork insulation. Install new LCC vertical standing seem roofing between new
counter-flashing and base flashing.
